With over 32 years of building and inspections experience, under our belt, we are a small private company and offer to our clients a more personal touch in the real estate inspection process. After all, "Don't you want someone who knows how to build house, inspecting your house?"
We use the latest computer based software and digital photography, in an easy to follow format and comprehensive report.
After your inspection is completed, it does not end there for us. We offer unlimited consultation and phone conversations. We will be glad to speak with other parties involved in the transaction, on your behalf, but only with your permission.
We know the inspection process can be a bit boring to attend, but we encourage our clients to be present during some part of the inspection process. This way we can go over the report, address items that might have come up during the inspection, answer all of your question, provide suggestions for repairs and proper maintanance and to show you how the componets in the home operate.
When Should I Schedule a Home Inspection?
We recommend scheduling a Home Inspection after you have a signed contract, there is no point in having a Home Inspection, if a price has not been agreed upon. You should also make sure there is wording in the contract "Contingent Upon a Satisfactory Home Inspection" to protect yourself.
Sometimes that is not always the case, if you are looking at a foreclosed or a REO owned property, then they typically do not want a "Contingent Contract" and you might need to schedule the inspection prior to writing an offer on the property. This way you can always take your report back to the lender and say "Here's what my inspector found" and our price is based on these findings.
